Application Fees There is no application fee charged by management.

Application Requirements Application must be filled out completely and accurately. An incomplete application may be rejected. Any misstatements or omissions made on application may be grounds for denial or termination of the lease. If information given on the application cannot be verified, this is a reason for denial. All information must be legible and verifiable.
Identification and Application Process Every Person 18 and over that will reside in the property must fill out an application and provide a government-issued photo ID.
Housing History Applicants must have a positive rental history. The refusal of a prior landlord to give a reference or a negative reference may be grounds for denial. Unlawful detainers or evictions may be a basis for denial if less than 5 years old. A foreclosure or short sale of a home is not an automatic denial.

Credit There is a third party non-refundable fee paid to www.mysmartmove.com per person 18 years and over living in the unit. A positive credit history with a minimum score of 680 or higher is required. High debt, past debt, outstanding debt, third party collections, and judgments may be a reason for denial.

Criminal History Application may not be approved if applicant has a felony regarding a person, property or drug-related crimnal activity in the past seven years from the date of the investigative report to the date of conviction, release from custody or parole, whichever occurs last.

Bankruptcy Any bankruptcy filed or discharged in the last (1) year may be cause for denial. Any open bankrupcty will be automatically denied.

Income/Employment History Applicant must be able to show income that is 3 times the monthly amount of rent in gross monthly income to qualify. To be counted as household income, amounts must be verifiable. Unemployment will not qualify. You may be required to provide your last 2 months check stubs, bank statements, last years tax returns, or two (2) years of verifiable employment.
Occupancy The maximum number of residents equals two persons per bedroom.

Smoking Policy There is no smoking allowed inside or outside any properties or on the premises of any properties.

Pet Policy If the owner allows pets, there is a $300.00 Non-Refundable Pet fee per pet with approval. If the applicant intends to have an assistive animal residing on the property, the applicant must provide a completed verification form with the application. See Pet Policy below.
TENANT APPLICATION PROCESS
- Make an appointment, and review the property by calling 480-619-0015.
- Complete a rental application, employment authorization, and prior residence authorization. If the applicant intends to have an assistive animal residing on the property, the applicant must provide a completed verification form with the application. Rental applications will be reviewed and preliminarily approved by the owners.
- Preliminarily approved applicants will be provided a link from management to complete an on-line credit and criminal review application from MySmartMove.com. Credit/criminal applications are paid for by the tenant(s) and the results will be reviewed by the owners.
- Approved applicants will complete a "Deposit to Reserve Residence" form and provide a deposit of $700 that will be credited to the first month rent.
- Applicants will be provided a draft Lease Agreement for review by the Landlord.
- Applicants will be execute Lease Agreement prior to agreed upon move-in date and time.
ID-Required
- Everyone who views an apartment must have a state or government issued picture ID.
- A copy of the applicants(s) ID(s) will be taken at the time of application.
Pet Policy
- Presence of any pets on the premises, either temporary or permanently, must be approved by management in accordance with the lease agreement.
- Pet rent is $45.00 per pet per month.
- $300 refundable pet deposit is required in addition to other refundable deposits.
- $300 non-refundable pet deposit is required for sanitation at the end of the lease.
- Cats must be indoor cats and must be spayed/neutered.
- Dogs are allowed based on Owner discretion for single family homes only. Dogs are not permitted on the premises of multifamily or attached residential properties. Barking is not tolerated and is grounds for breach of lease as described within the lease agreement.
- Maximum of 2 pets are allowed per unit.
Renters Insurance:
- Renters insurance is required during the length of residency.
- Proof of renters insurance is required at the time of move-in and renewal.
Payments of Rent:
- Management requests one payment for rent per apartment per month.
- Multiple payments for rent must be paid in certified funds and paid at one time.
- It is the responsibility of the renter to insure that rents are received by management by the first of the month to avoid late charges.
- Rent payments can also be made on-line, via www.apartments.com, or your bank's BillPay service, or check send via the postal service.
Online Rent Payments:
- Management utilizes www.apartments.com as an independent third party service to offer on-line rent payment for renters. Renters can establish an account with Cozy and set up automatic payments. Processing of payments takes 7-10 days. If you choose to use Apartments.com, you must process payments no later than the 22th of the month to avoid possible late charges. Any payments that are initiated by the 22th of the month are exempt of late charges.
Priority Wait-list and Cancellation Policy:
- Wait-list applicants will be given priority choice on new availability of locations.
- Application fees made to third parties are not refundable, and the refundable holding deposit becomes non-refundable 48 hours after a specific apartment is taken off the market.
Occupancy Standards:
- Household with one person under 18 years old:
- 1 Bedroom – up to 2 people; 2 Bedroom – up to 4 people
- Household with no one under 18 years old:
- 1 Bedroom – up to 2 people; 2 Bedroom – up to 3 people

Grease and Sewer Lines:
Almost half of all sewage overflows are caused by Fats, Oils and Grease (FOG). FOG comes from meats, butters, margarines, food scraps, sauces, salad dressings and cooking oil. When FOG goes down the drain it hardens and catches other debris and causes sewer pipes to clog. This can lead to raw sewage backing into your home and lawn. To avoid this:
- Do not use any type of Fluishable Wipe. These are not allowed and clog our your drains.
- Pour grease into a sturdy sealed container, then place in trash.
- Discard food scraps and sauses from plates, pots and pans in trash.
- Use sink strainers to collect solids. Do not use the garbage disposal.

Conclusion or Termination of Lease:

At least sixty (60) days prior to the intended date of surrender of possession, Resident must deliver to Management a signed, written Vacate Notice. This requirement shall include providing such type of notification in advance of the expiration of this Lease if Resident intends to vacate at the end of the Lease Term.
- If Resident is occupying the Leased Premises pursuant to an agreement that is for month-to-month tenancy, Resident agrees to provide such written notice as described above at least sixty (60) days in advance of the periodic rental due date, which is the first day of the month.

- Resident is responsible for all utilities. Management utilizes a standard Ratio Utility Billing system to establish equal prorata ratios per unit. Monthly base amounts range between $90-$100 for one person, and $100-$120 for two people, and an additional $15 per person. Actual rates vary per property and are calculated and adjusted annually per property. Payment portions of rent are not taxable.
